Application Review: The borrower submits a mortgage application with financial details and bank statements, which the lender reviews to assess eligibility.

Credit Evaluation: The lender checks the borrower's credit history and credit score to determine creditworthiness.

Income and Asset Verification: The borrower's income, employment, and assets are verified to ensure repayment.

Property Valuation: The property’s value is rigorously confirmed via one or more appraisals from known and trusted accredited appraisers, an internal proprietary valuation process, and other third-party sources. Environmental assessments of the property are also often required. All of the borrower’s other assets are also evaluated.

Approval and Conditions: The underwriter issues a decision, possibly with conditions to be met before final approval and closing.

Closing: The mortgage investment is backed by security registered against both the property being mortgaged, as well as against all of the borrower’s other assets via their personal guarantee.
